A splendid balcony terrace
This particularly ornate balcony residence is one of three, built in 1891 by the renowned colonial architects Birtwistle and Scanlan for D.Linklater - hence the terrace name 'Link Vale'. The eclectic façade combines High Victorian elements such classical pediments, arched verandahs, elegant cast iron pillars and lacework. No. 308 has been renovated to a very high standard, in a style which preserves the integrity of the elaborate original interior features - deep cornices, ceiling roses, fireplaces and mellow woodwork.
Entry is to a wide hallway, with a very spacious bedroom (suitable for use as a home office) overlooking the street. The hallway opens into a gracefully proportioned formal living room, with a window to the garden at the side. Set to the rear of the house are an understair powder room and a well-equipped modern kitchen overlooking the sunny dining and informal living area, which has a wall of glass to a timber deck and a paved courtyard with off-street parking. The downstairs rooms are serviced by hydronic heating.
A timber balustraded staircase leads up beneath a tall north-facing window to the bedrooms. The grand main bedroom opens directly to the wide balcony looking down over Cardigan Street, while the second very large bedroom, also with open fireplace, has a window down to the garden. A smaller upper level bedroom, smart modern bathroom (separate bath and shower) and laundry/WC occupy the rear section.
This landmark property is superbly located just round the corner from Lygon Street and Melbourne University, within walking distance of the CBD.
